Sign investment agreement & become member of the fund

To join Q INVEST, you need to sign an Investment Agreement with “Eurasian Real Estate Investment Management d.o.o.” (EREIM), the Alternative Investment Fund Management (AIFM) company. In return for your investment, you receive a proportional number of investment units. After that, you are registered as an investor of the fund and owner of a certain number of investment units in the Fund. As registered investor you own a certain number of investment units in the Fund. And you are entitled to the (semi-)annual dividend distribution and if applicable, a capital value increase distribution (profit) at maturity date of the investment (sale of the investment).

To become an investor in the Q INVEST fund, please follow these straightforward steps:

  1. Fill in and send the Application Form: Which can be downloaded at the bottom of this page.
  2. Receive Investment Memorandum: Take a moment to examine the Investment Memorandum of Q INVEST.
  3. When you decide you want to invest: Contact us via phone/mail, or visit us in the office.
  4. Receive and sign the Investment Agreement: and become a member of the fund.

Investment value

In an investment fund, your invested capital is pooled with the capital of other investors and forms the equity of the investment. The Depositary “NLB Komercijalna Bank” keeps records of the Fund’s assets up to date, on the basis of information or documents submitted by EREIM or on the basis of information from publicly available registers and records. EREIM is staffed to professionally manage the fund and its assets with the objective to optimize returns. For these management activities the fund pays fees to the Management Company. As the value of the fund increases, the value of your investment unit will also increase.

Minimum investment capital

This investment opportunity is ideal for those who don’t want to put all their money in one investment. It is also attractive for those who do not have sufficient funds to finance a whole project or investment on their own. In these cases interested parties can invest a minimum of EUR 10.000, and thus obtain a partial ownership of the Fund’s investment.

This type of investment is considered “mid-term” and the invested capital remains in the Fund until its pre-determined closure. The target maturity period is approximately 3-5 years depending on the type of the fund.

Risks & Security

Real estate investment funds are considered low-risk investments, and are under the supervision of the state institution Securities and Exchange Commission (SEC), providing protection to investors. The fund management company EREIM, which is licensed by SEC to operate, has a professional team of real estate experts with an extensive track-record in fund management activities.
